Please upload all suporting documentation, including site plans, renderings, parking and landscaping plans, etc.
All new construction and accessory structures must show setback distances from the structure to the property lines.
For simple residential additions and accessory structures, hand drawn site plans are sufficient.
Larger commercial projects may require professionally engineered plans. These plans may also require the following
- Water & sewer availability letters
- County Land Disturbance Permit
- Encroachment permits from the county or SCDOT. The Town will determine if a Traffic Impact Analysis is required once a site plan has been submitted. The TIA may be performed by the Town's engineer at the applicant's expense, or performed by the applicant's engineer and reviewed by the Town engineer at the applicant's expense
All construction will require a building permit from the Town's inspection service, CC&I. Note: fences less than 7' tall, residential accessory structures less than 200 sf, and commercial accessory structures less than 120' do not require a building permit from CC&I.
Once all documentation and approvals have been received from all all above parties, the Town will issue the zoning permit and then CC&I is free to issue a building permit.
