  • The rezoning process takes a minimum of three months, but often takes much longer depending upon the complexity of the proposed project.  With a simple rezoning, changing the zoning of one small lot to a standard zoning such as CG, General Commercial, the process takes three months and three meetings:

    • Application Due one month prior to Planning Commission
    • Planning Commission and Public Hearing: 2nd Monday of the Month
    • Town Council First Reading: 3rd Tuesday of the Month
    • Town Council Second Reading and Public Hearing: 3rd Tuesday of Following Month

    More complex rezonings, such as those involving negotiated districts, planned developments, and new neighborhoods or multi-family projects, may require a Development Agreement or an additional public meeting prior to Planning Commission.  These negotiations may add months to the process, depending upon the speed with which the applicant submits materials.  Nonetheless, the Town of Irmo continually strives to offer premium customer service and will do everything in its power to move the project forward in an efficient manner.

    If the applicant is not the property owner, a signed and notarized authorized agent designation form is required.  That form can be found HERE.

    There is a $100 application fee for the rezoning.  Upon completion of this application a payment form will be sent to the applicant's email address.
